West Patterson Business Park Master Plan EIR Traffic Study and
Creekside Community Master Plan, City of Patterson
The population of Patterson has doubled in the past 10 years. This rate of growth prompted the City officials to contact TJKM for solutions to transportation challenges and for adequate planning for a future infrastructure. TJKM’s significant planning efforts for the City of Patterson include recent studies of the traffic impacts resulting from the proposed West Patterson Business Park Master Plan including development of the Keystone-Pacific Business Park and the proposed Patterson Gardens residential and mixed-use commercial project (collectively called “West Patterson Projects”). TJKM provided traffic engineering recommendations for 21 intersections that will be affected by the build-out of this project.
TJKM previously conducted a traffic study on the impacts of the proposed Creekside Community Master Plan project in Patterson. The proposed project spans 635 acres and is a mixed-use development comprising residential units of varying densities, a downtown core with commercial and office land uses, public and quasi-public land uses, a medical center, schools, and parks. All together, TJKM has provided transportation planning services for hundreds of homes. Due to this project, the expected growth may almost double the current size of Patterson.
